In This Update
Coral Gables had one clear piece of good news in August and September, and two parts of the market that are a little more complicated. Single-family homes actually sold faster. Condos are still moving at a slow pace. And the small luxury townhome market is barely moving at all.

Coral Gables Real Estate Market Overview
Across all property types, Coral Gables currently has 388 active listings. In the last 60 days, 86 homes closed, and the median sale-to-list price was 95%. Overall, sellers are still getting pretty close to their asking price. But look a little deeper, and single-family homes, condos, and townhomes are telling three very different stories.
| Property Type | Active | Median List Price (Active) | Sold (60 Days) | Median Sold Price | Days on Market (Sold) | Sold vs. List |
|---|---|---|---|---|---|---|
| Single-Family | 207 | $3,150,000 | 50 | ~$2,050,000 | 32 | 94.5% |

Coral Gables Single-Family Homes: The Good News
Single-family homes in Coral Gables got noticeably faster from August to September. Homes were taking 80 days to sell in August, and that dropped to 61 days in September, the biggest improvement of any property type this period.
- Active single-family homes: 207 for sale, median asking price of $3,150,000, median of 99 days on market.
- Single-family homes sold in the last 60 days: 50 closings, median sale price of about $2,050,000, median of only 32 days on market, at 94.5% of asking.
Compare the $3.15M median asking price of what's for sale with the roughly $2.05M median price of what actually sold, and the picture is clear: homes priced closer to the $2 million range are selling much faster. Homes above $3 million are taking longer, and that's pushing the median price of the active inventory higher.
Coral Gables Condos: Slightly Faster, Still the Slower Segment
Condos tell a different story. In August, Coral Gables condos were averaging 140 days on market. In September, that edged down to 139 days, so condos are selling slightly faster, but only by a day, and they're still moving at a much slower pace than single-family homes.
- Active condos: 160 for sale, median asking price of almost $600,000, median of 68 days on market.
- Condos sold in the last 60 days: 31 closings, at a higher median price of about $780,000, median of 74 days on market, at 95% of asking.
- Price per square foot: about $589 for both active condos and condos that sold.
Because the price per square foot is almost identical, pricing doesn't look like the main problem. What we're seeing is that the condos selling right now tend to be larger, more expensive units, and that well-located, move-in-ready condos are the ones attracting buyers.

Coral Gables Luxury Townhomes: A Small, Slow Market
Townhomes are a very small market in Coral Gables, and most of the inventory sits at the luxury level.
- Active townhomes: only 17 for sale, median asking price of almost $4 million, sitting on the market for about 191 days, close to six months.
- Townhomes sold in the last 60 days: only 5 closings, median sale price of about $1.44 million, median of 117 days on market, at about 94% of asking.
There's a very big gap between the almost $4 million median asking price of what's on the market and the roughly $1.44 million median of what actually sold. Higher-priced townhomes are sitting much longer, while those priced up to about $1.5 million are the ones finding buyers.
What This Means for Coral Gables Buyers & Sellers
Single-family homeowners around the $2 million range: that's where the strongest activity is right now.
Single-family homeowners above $3 million: expect your home to take longer to sell, and be prepared to negotiate, not only on price but also on terms.
Condo sellers: well-presented, move-in-ready units are still selling in about 10 weeks, and the price per square foot shows buyers aren't necessarily asking sellers to discount a fairly priced property.
Townhome buyers: don't get discouraged by $4 million asking prices. The townhomes actually selling are much closer to the $1.4 million range.
