What's Happening in the Doral Condo Market Right Now
Doral condo prices have declined for three consecutive quarters, and available inventory is up more than 30% over the same period. That combination — more supply, softer prices — is the clearest sign yet that Doral's condo segment has shifted from the seller's market of a few years ago into a buyer's market.
The broader Doral residential data backs this up. According to Miami Today's July 2026 market report, the median Doral condo sale price sits at $476,000, down 3.4% year-over-year, with inventory at roughly seven and a half months of supply - a level that signals a genuinely balanced market rather than the tight conditions Doral buyers got used to. Notably, condo sales activity is actually up 19.8% year-over-year to 157 transactions, which tells you this isn't a market where buyers have disappeared — it's a market where more of them are stepping in at more realistic prices.

Why Are Condo Prices Falling? Florida's New Reserve and Safety Requirements
The single biggest force behind this shift isn't demand, it's compliance. Since the 2021 Surfside collapse, Florida has rolled out a series of structural safety and reserve-funding laws that are now landing squarely on condo association budgets, and by extension, on resale prices.
Milestone Inspections. Under Florida Statute 553.899 (updated by House Bill 913), any condo building three stories or taller must complete a milestone structural inspection once it turns 30 years old - or 25 years old if it sits within three miles of the coast - and every 10 years after that. Buildings hitting that 30-year mark in 2026 generally need to have their milestone inspection completed by December 31, 2026.
Structural Integrity Reserve Studies (SIRS). Every owner-controlled association that existed on or before July 1, 2022 was required to complete its first SIRS by December 31, 2025. Associations whose milestone inspection is also due by the end of 2026 are allowed to coordinate the two studies and deliver them together — but that coordination can't push the SIRS deadline past December 31, 2026.
Reserve Funding Can No Longer Be Waived. For budgets adopted in 2025 and after, condo associations three stories or taller can no longer waive or underfund reserves for any SIRS-required component (roofing, structure, plumbing, electrical, waterproofing, and similar major systems). HB 913 also raised the statutory reserve contribution threshold from $10,000 to $25,000, with an inflation-adjusted 2026 figure set by the DBPR at $25,675. Buildings that were previously underfunded are now catching up fast - sometimes through special assessments - and that's showing up in what buyers are willing to pay for a unit in a building with a shaky reserve history.
Is the Doral Condo Market Crashing?
No, but it is correcting. Falling prices, rising inventory, and fewer bidding wars point to a rebalancing in the buyer's favor, not a collapse. The fact that sales volume is actually climbing (up nearly 20% year-over-year) while prices soften tells a more precise story: buyers haven't left the market, they've simply gained negotiating leverage and are being more selective about which buildings they'll commit to.
What Doral Condo Sellers Need to Know
Pricing strategy matters more right now than it has in years. Buyers today are pricing in a building's reserve health and special-assessment risk before they ever make an offer, so a strong asking price has to account for how your building's HOA financials compare to others nearby. If your association has already completed its SIRS and funded its reserves properly, that's a selling point worth highlighting, not burying in the condo docs.
What Doral Condo Buyers Need to Know
More inventory means more room to negotiate, but it also means more due diligence before you commit. Before making an offer, ask for the building's most recent SIRS report, its milestone inspection status, and its reserve funding history. A lower price with a looming special assessment isn't actually a deal, understanding the building's financial health is now as important as the unit's finishes.
Which Condo Buildings Are Holding Their Value
Not every Doral building is affected the same way. Buildings that funded reserves properly ahead of the new requirements, and completed milestone inspections without major structural findings, are holding value better than buildings now racing to catch up.
