I'm Elizabeth Costa, a Realtor with The Keyes Company serving Doral, Miami, and the surrounding markets. You can learn more about my background as a Doral & Miami real estate agent here. I'm focusing only on August and September because I want to show you what's happening in the market right now, rather than averages from six months or a year ago. Every number below comes directly from the MLS, based on active listings and closed sales in Doral over the last 60 days.

Doral Housing Market Overview

Doral currently has 611 active listings. Over the last 60 days, 111 homes closed at a citywide median of 97% of the asking price. Overall, sellers are still doing well when it comes to pricing. But when you separate the numbers by property type, three different markets appear.

Doral Condo Market: Steady, With a Pricing Gap

In August, Doral condos averaged 99 days on market. In September, that rose slightly to 108 days. It's a small change, nothing dramatic.

  • Active condos: 320 for sale, median asking price of $433,000, median of 93 days on market.
  • Condos sold in the last 60 days: median sale price of $350,000, median of 74 days on market, closed at 96.5% of asking.
  • Price per square foot: $351 for active condos vs. $320 for the condos that actually sold.

What that tells me: the condos priced closer to where buyers see the value are the ones selling faster.

Doral Townhome Market: The Fastest-Moving Segment

Townhomes were a very nice surprise in this update.

  • Active townhomes: 133 for sale, median asking price of $679,000, just about 50 days on market.
  • Townhomes sold in the last 60 days: 36 closings, median sale price of $657,000, about 44 days on market, closed at about 97% of asking.

Right now, townhomes are moving faster than condos in Doral, even at a higher price point.

Doral Single-Family Homes: The Biggest Change

This is where we saw the biggest shift. In August, Doral single-family homes averaged 116 days on market. In September, that jumped all the way to 167 days. At first glance, you might think buyers have really pulled back. Look a little closer, and there's more to the story.

  • Active single-family homes: 154 for sale, median asking price of $1,190,000, about 73 days on market.
  • Single-family homes that closed: 31 closings, sold in about 39 days, at 97% of asking.
  • Price per square foot: $448 for active listings vs. $430 for homes that closed, only about an $18 difference.

What Homes Are Actually Selling in Doral

This data doesn't show that the entire single-family market has slowed down. What we're seeing is that some homes are sitting on the market much longer and pulling the average up, while homes priced correctly are still selling in just under six weeks.

The same pattern runs across all three property types: there can be a big difference between the homes sitting on the market and the homes buyers are actually choosing.

Active listings vs. homes that sold, Doral, August–September 2026
Property Type Active: Days on Market Sold: Days on Market Active vs. Sold $/Sq Ft
Condos 93 74 $351 vs. $320
Townhomes ~50 ~44 —
Single-Family Homes ~73 ~39 $448 vs. $430

What This Means for Doral Sellers

Selling a condo or a single-family home? Pay attention to what actually sold, not just what your neighbors are asking for their property. The gap between asking prices and closed prices is where homes either sell or sit.

Selling a townhome? You're in a pretty good position right now. Of the three categories, townhomes are moving the fastest.

Opportunities for Doral Buyers

If you're buying a single-family home in Doral, pay close attention to homes that have been sitting on the market for a while. Those sellers may be more open to conversations and negotiation, especially as their days on market continue to add up.

Why These Are Doral-Specific MLS Numbers

These aren't national numbers or general Florida statistics. This is what has actually happened here in Doral over the last two months. And as you can see, even within Doral, the market looks very different depending on the type of property.
