Doral single-family home prices are up 7.6% year-over-year. Inventory remains tight relative to demand, which is keeping negotiating power on the seller's side of the table - homes priced correctly are commanding a premium, and buyers have less room to negotiate than they did on the condo side of the market.
Doral Condo Market: A Buyer's Market
Condo prices have dropped 3.4% year-over-year, a decline driven in large part by Florida's post-Surfside reserve and structural safety requirements reshaping HOA costs building by building. That's shifted negotiating power toward buyers, more inventory, more room to negotiate, and more due diligence to do on a building's financial health before making an offer.
