Newer construction concentration. Median year built 2022 with the full range from 2019 to 2023. This is one of the youngest single-family inventory profiles anywhere in Miami-Dade. If you value new construction warranties, contemporary layouts, and current-standard energy efficiency, Downtown Doral delivers this by default.
Urban-village walkability. Downtown Doral integrates residential single-family homes with a walkable retail and restaurant district, Downtown Doral Park, arts programming, and educational institutions including Downtown Doral Charter School and Downtown Doral Charter Upper School. Homes are within walking or short-driving distance of everyday retail and dining.
Contemporary design predominance. Of the 21 closed sales, 10 are described as Two Story and 6 include Modern/Contemporary in the design description. The aesthetic is contemporary Mediterranean fusion, with clean lines, larger window volumes, and modern amenity integration.
Denser build pattern. Median $/sqft of $488 is meaningfully higher than Doral Isles' $393. This reflects the denser build pattern with smaller lots and higher-end interior finishing typical of newer construction in this price band.

Gated master-planned structure. Doral Isles is fully gated with controlled access. Community amenities include clubhouse, pool, tennis, fitness, and lake/waterway access across the master plan.
Waterfront access. 32 percent of closed sales are waterfront properties, versus 0 percent in Downtown Doral. Doral Isles is organized around interior waterways and lakes, offering waterfront living options that Downtown Doral does not.
Traditional design predominance. Of the 34 closed sales, 24 are described as Two Story, 6 are One Story (single-story living is more available here than in Downtown Doral), and 2 are Substantially Remodeled. The aesthetic is more traditional Florida/Mediterranean than the contemporary Downtown Doral style.

This reflects Doral Isles' tighter inventory (1.6 MOI vs 2.3 MOI): sellers of scarcer waterfront-adjacent properties are asking premium prices, and buyers accept slightly wider negotiation room (95% sale-to-list vs 96% in Downtown Doral).

Doral Isles is organized around interior man-made waterways and lakes. Why the tax difference: Downtown Doral's higher property tax reflects the newer construction assessed at current market value. Doral Isles' lower tax reflects older assessed value bases and Save Our Homes cap benefit for long-term homesteaded owners in Miami-Dade. When you buy either property, the assessed value resets to market value on the January 1 following purchase, so both new buyers face similar reassessment adjustments; the median tax numbers above reflect current owner tax bills, which are more useful as directional signals of what to plan for.
For CDD or special assessment considerations: Downtown Doral has a Community Development District (CDD) structure that affects tax bills. Confirm any CDD assessments in your specific property's tax bill before closing. Doral Isles is generally structured without CDD but has master-association assessments included in HOA.

Community definition: Downtown Doral is defined as all properties in ZIP 33166 (the ZIP that corresponds to the Downtown Doral master plan, encompassing Downtown Doral South Phases plus Canarias East, West, and at Downtown Doral). Doral Isles is defined as properties in ZIP 33178 with subdivision name containing "DORAL ISLES," which captures all fifteen Doral Isles sub-communities (St Croix, Martinique, St Lucia, Antilles, North Sections One and Two, Cayman, Catalina, Mediterranea, Venetia, Pacifica, Riviera, Caribbean, and adjacent phase variants).
