Should I sell my Doral home before I buy?
For most Doral homeowners, yes. Selling first gives you a firm budget and a non-contingent offer, which sellers prefer. With a median of 51 days on market for Doral single-family homes in 2026, ask for a rent-back so you move once. Buy first only if you can carry both homes.

How Long Does It Take to Sell a Doral Home Right Now?

About seven weeks at the median. Of 54 Doral single-family homes that sold from July 10 to October 1, 2026, 19 sold within 30 days and 13 took more than 90 days. Wondering whether to list now or in spring? See Should I Sell My Doral Home Now or Wait for Spring?. Pricing, condition, and community made the difference, as I explain in why some Doral homes don't sell.

What Are My Options If I Need to Sell and Buy?

There are four common strategies. Each one trades certainty for convenience in a different way:

Strategy How it works Main advantage Main risk
Sell first Close on your Doral home, then buy You know your exact budget and can make a non-contingent offer You may need a temporary rental and a second move
Sell with a rent-back Close, then stay in the home for an agreed time under a written post-closing occupancy agreement One move, with cash in hand when you shop Buyers may not accept it, and the terms need to be in writing
Contingent offer Buy with Rider V (Sale of Buyer's Property) in the FR/BAR contract You commit to buying only if your home sells Weaker offer; sellers may add Rider X (kick-out clause)
Buy first Close on the new home, then sell No rush, and you move once Carrying two homes, and financing depends on your lender's terms

The contract riders come from the Florida Realtors and Florida Bar (FR/BAR) contract. Florida Realtors explains that Rider V gives a buyer a way out if their home does not sell, and Rider X lets the seller keep accepting back-up offers.

Elizabeth's Take

Selling and buying at the same time feels like jumping between two moving trains. The move I come back to most is simple: list first, negotiate a rent-back, and shop with a real number instead of a hopeful one. Certainty is what makes your offer strong, and it is what lets you sleep at night while both deals close.

When Does Selling First Make Sense?

  • You need the equity for your down payment. Selling first turns your equity into cash you can count on, instead of an estimate.
  • You want to compete well. A non-contingent offer is easier for a seller to accept than one with Rider V.
  • Your home may take time to sell. One in four Doral homes in the sample took more than 90 days, so selling first removes the risk of carrying two homes.

When Does Buying First Make Sense?

  • You can qualify for both homes or have the cash to close without your sale proceeds. Ask the lender of your choice how your current home affects approval.
  • The home you want is rare, such as a large lot in Vanderbilt Park, where few homes come up for sale. See my Doral lot size ranking.
  • Your current home is easy to sell and priced right for its community.

How to Sell and Buy in Doral: Step by Step

  1. Get a pricing analysis. Request a home valuation with recent sales from your own community.
  2. Talk to a lender of your choice about your budget with and without your sale proceeds.
  3. Estimate your net proceeds after closing costs, so you know your real down payment.
  4. Choose your strategy from the table above and decide whether to ask for a rent-back.
  5. List and negotiate the occupancy terms in writing with the buyer.
  6. Shop with a firm budget once you have an accepted offer, and sign a buyer agent agreement before touring.
  7. Line up both closings, and check whether you can transfer your homestead savings with portability. My homestead and portability guide explains how.

What Costs Should I Plan For?

  • Selling costs: commission (negotiable), title and settlement fees, and Florida documentary stamp tax on the deed.
  • Buying costs: see my guide to buyer closing costs in Doral and Miami-Dade.
  • Bridge costs if you buy first: two mortgages, taxes, insurance, and HOA fees until your home sells. Compare fees by community in my Doral HOA ranking.
  • Moving costs if you sell first: a short-term rental and storage, unless you negotiate a rent-back.

Frequently Asked Questions

Should I sell my house before I buy in Doral?

For most Doral homeowners, yes. Selling first gives you a firm budget and a non-contingent offer. Ask for a rent-back so you can stay after closing and move once.

How long does it take to sell a home in Doral?

Doral single-family homes that sold from July 10 to October 1, 2026 had a median of 51 days on market. 19 of 54 sold within 30 days, and 13 took more than 90 days.

What is a contingent offer in Florida?

An offer that depends on the sale of your current home. In the FR/BAR contract, this is Rider V, Sale of Buyer's Property. Sellers may respond with Rider X, a kick-out clause that lets them keep accepting back-up offers.

Can I stay in my home after closing in Florida?

Yes, if the buyer agrees. A written post-closing occupancy agreement, often called a rent-back, sets the dates, payment, deposit, and condition of the home.

Can I keep my homestead savings when I move within Florida?

You may be able to transfer part of your Save Our Homes benefit to your new home through portability, if you qualify and file on time with the Miami-Dade Property Appraiser.

Is it a buyer's or seller's market in Doral?

With about 3.8 months of single-family inventory in October 2026, Doral is tighter than the six months often used as a balanced-market benchmark.
