Should I sell my Doral home now or wait for spring?
Not necessarily wait. In fall 2026, Doral single-family homes had about 3.8 months of inventory, and 19 of 54 sold within 30 days. If you are also buying, a lower sale price can be offset, because 29% of active listings have cut their price. Sell when your net numbers work.

What Is the Doral Housing Market Like This Fall?

Homes are still selling, but buyers are negotiating. Doral single-family homes sold at a median of 96% of their original list price, and about seven weeks on the market. Here is the fall 2026 snapshot:

Do Homes Sell for More in Spring?

Sometimes, but a higher spring price is only half the math. If you are selling and buying, you pay more for your next home in the same market. And waiting has a cost every month. Nationally, the median existing-home price rose just 1.3% in a year, according to the National Association of Realtors.

Elizabeth's Take

Most sellers ask me, "When will I get the most for my home?" If you are also buying, the better question is, "When will I end up ahead?" The discount you give and the discount you get happen in the same market, at the same time. Run both numbers before you pick a season, and let the math, not the calendar, make the call.

7 Reasons Selling Your Doral Home This Fall Could Make Sense

These reasons are grouped by market, money, and timing, and each one is based on the Miami-Dade MLS data above or on national figures from NAR, Cotality, and Freddie Mac. They are not a reason to rush. They are a reason to run the numbers.

  1. Cash buyers are still active. NAR reports 27% of September 2026 purchases were all cash. In Doral, 12 of 54 single-family sales (22%) were cash. Your buyer may not be waiting on mortgage rates at all.
  2. Your equity is real money for your next move. The average U.S. homeowner with a mortgage had about $310,000 in equity in the second quarter of 2026, according to Cotality. Selling turns that equity into a down payment you can count on.
  3. Doral inventory is still tight. About 3.8 months of single-family inventory, below the six months often used as a balanced-market benchmark. Well-priced homes still sell fast: 19 of 54 sold within 30 days.
  4. If you are also buying, you have more choice. National inventory was up 4.6% from a year earlier, per NAR, and 29% of active Doral listings have already cut their price, with a median reduction of about 3.7%. In the $1M to $1.5M range, it is 41%.
  5. Prep is usually simpler than sellers think. In the NAR 2025 Profile of Home Staging, seller's agents most often recommended decluttering (91%), cleaning the entire home (88%), and improving curb appeal (77%).
  6. Waiting has a monthly cost. Every month you hold the home, you keep paying the mortgage, property taxes, insurance, maintenance, and HOA fees. See fees by community in my Doral HOA ranking.
  7. A spring premium is not guaranteed, and no one can time rates. Nationally, the median existing-home price rose 1.3% in a year. The 30-year fixed rate was 6.86% in September 2026, up from 6.35% a year earlier, per Freddie Mac. Both can move either way by spring.

How Can Selling for Less Leave Me Better Off?

When you sell and buy in the same market, what matters is the gap between the two prices. Here is a simple example:

Hypothetical move-up example Wait for spring Sell and buy this fall Difference
Your sale price Higher $25,000 less -$25,000
Your purchase price Higher $40,000 less +$40,000
Net position before costs Baseline $15,000 better +$15,000

Hypothetical example for illustration only. It does not include financing costs, closing costs, commissions, moving costs, or the monthly cost of holding your home. Your real numbers depend on your home, your community, and the home you buy.

If you are planning both moves, read Should I Sell My Doral Home Before I Buy? for the four ways to line up both closings.

How Does Timing Change by Price Range?

The Doral market is not one market. Homes under $1M sold the fastest, while the $1M to $1.5M range shows the most price cuts among active listings:

Price range Sold Median days on market Sale price vs. original list Active listings Active with a price cut
Under $1M 26 44 97% 28 18%
$1M to $1.5M 16 51 93% 22 41%
$1.5M and up 12 81 97% 25 32%

What Does the National Market Show?

NAR's September 2026 report shows a slower market with more choice for buyers than Doral:

U.S. existing-home sales, September 2026 (NAR) Figure
All-cash share of sales 27% (30% a year earlier)
Median existing-home price $417,500, up 1.3% from a year earlier
Total inventory 1.60 million homes, up 4.6% from a year earlier
Months of supply 4.8
Median days on market 33
First-time buyer share 31%
30-year fixed mortgage rate (Freddie Mac) 6.86%

When Does Waiting Make Sense?

  • Your home needs repairs that buyers will discount heavily, and you can finish them before spring.
  • You are not ready to move, or your next home is not lined up and you cannot negotiate a rent-back.
  • Your carrying costs are low and you are not buying another home, so a possible spring gain is not offset on the purchase side.
  • Your tax timing matters. Check homestead and portability rules with the Miami-Dade Property Appraiser and see my homestead and portability guide.

How to Decide Whether to Sell Now or Wait: Step by Step

  1. Get a pricing analysis. Request a home valuation based on recent sales in your own community.
  2. Estimate your net proceeds after commission (negotiable), title fees, and documentary stamp tax.
  3. Add up your monthly carrying cost: mortgage interest, taxes, insurance, HOA, and maintenance.
  4. If you are buying, price your next home now. Look at active listings and recent price cuts in the communities you want. Budget for buyer closing costs.
  5. Talk to a lender of your choice about your budget today, without counting on a rate change.
  6. Compare both scenarios side by side: sell now versus wait, including months of carrying cost.
  7. Pick your list date and prepare the home: declutter, clean, and refresh the curb appeal. If it did not sell before, start with why Doral homes don't sell.

Frequently Asked Questions

Is fall a good time to sell a house in Doral?

It can be. In fall 2026, Doral single-family homes had about 3.8 months of inventory and a median of 51 days on market, and 19 of 54 sold within 30 days. Pricing and condition matter more than the season.

Do homes sell for more in spring?

Sometimes, but it is not guaranteed. If you are also buying, you will likely pay more for your next home too. Nationally, NAR reported the median existing-home price rose 1.3% from September 2025 to September 2026.

What percentage of home buyers pay cash in 2026?

NAR reported that 27% of existing-home purchases in September 2026 were all cash, down from 30% a year earlier. In Doral, 12 of 54 single-family sales from July 10 to October 1, 2026 were cash (22%).

Are Doral sellers cutting prices?

Some are. 22 of 75 active Doral single-family listings on October 7, 2026 had a price reduction, with a median cut of about 3.7%. The share was highest in the $1M to $1.5M range, at 41%.

Is Doral a buyer's or seller's market right now?

With about 3.8 months of single-family inventory in October 2026, Doral is tighter than the six months often used as a balanced-market benchmark, but buyers are negotiating: the median sale closed at 96% of original list price.

How much equity does the average homeowner have in 2026?

Cotality reported that the average U.S. homeowner with a mortgage had about $310,000 in equity in the second quarter of 2026. Your own equity depends on your home's value and loan balance, so start with a pricing analysis.

What should I do to prepare my home to sell?

Start with the basics. In the NAR 2025 Profile of Home Staging, seller's agents most often recommended decluttering (91%), cleaning the entire home (88%), and improving curb appeal (77%).

How do I know if I should sell now or wait?

Compare your net proceeds now with your expected net later, minus the monthly cost of holding the home. If you are buying, include the price of your next home in both scenarios.
