What are the top luxury golf-course communities in Doral and Miami?
Miami-Dade's luxury golf-course communities anchor around eight named properties. In Doral, Trump National Doral (home of the Blue Monster course) is the headline resort-and-residential community, alongside Doral Estates and the Doral Golf Course area. In Coral Gables, the Biltmore Golf Course and Riviera Country Club anchor the historic golf tier. In Pinecrest, Deering Bay Yacht & Country Club combines golf with deep-water dockage. Miami Beach offers La Gorce Country Club and Indian Creek Country Club (one of the most exclusive private clubs in the country). Miami Shores Country Club, Miami Beach Golf Club, and Crandon Golf at Key Biscayne round out the market. Home pricing runs from approximately $1.5M in Doral golf-adjacent inventory to $30M and above at Indian Creek and select ultra-luxury Trump National estates.

If you're buying luxury real estate in Miami and golf-course living is on your shortlist, you're evaluating a very specific tier of the market. Miami-Dade has fewer than a dozen golf communities that qualify as luxury by any serious definition, and each one delivers a different combination of course quality, club culture, home pricing, and membership requirements. Choosing the right one is less about the golf and more about the daily lifestyle equation the community delivers.
I'm Elizabeth Costa, a Realtor with The Keyes Company based in Doral. Doral is home to one of the highest-profile golf communities in the world (Trump National Doral) and I work with buyers evaluating golf-adjacent purchases across Miami-Dade every month. This guide reflects the actual comparisons that come up in those conversations.
Why Golf Communities Are Their Own Market
Golf-course single-family and townhome inventory behaves differently from general luxury for four reasons:
1. The course is a permanent amenity. Unlike a pool or a private gym, the golf course requires ongoing club-level operational investment. Communities with strong, well-capitalized clubs hold value; communities with troubled club economics eventually see home values suffer.
2. Membership is often separate from home ownership. Buying a home on a golf course does not automatically grant membership. Some communities are equity clubs (you buy a membership as a separate transaction). Others are resort-model (public play, no residential membership required). Understanding which model applies before you buy is essential.
3. Course views trade at premiums. Homes directly on the course, especially with tee-box or green-side views, command real premiums over homes in the same community without course frontage. The premium varies but is meaningful.
4. Non-golfer resale requires consideration. When you sell, roughly 90% of your buyer pool will not be golfers. The neighborhood needs to appeal on lifestyle, security, walkability, and school access beyond the golf itself, or resale narrows significantly.
Trump National Doral
Trump National Doral Miami is the highest-profile golf resort and residential community in Miami-Dade. It sits on approximately 800 acres in Doral, Florida, anchored by four championship courses including the famous Blue Monster, which has hosted PGA Tour and other professional events over the decades. The Golden Palm, Silver Fox, and Red Tiger courses complete the resort's golf inventory.
The residential side of Trump National Doral includes single-family estates around the courses, plus resort villas and condos. Home pricing on the estate side ranges broadly, from approximately $1.5M for smaller golf-adjacent homes to $10M+ for larger custom estates with premium course frontage. Some ultra-luxury sales have crossed higher thresholds.
The resort-model nature of Trump National means play is available through hotel and public access channels, so homeownership does not require a separate club membership for course access, though membership tiers exist for regular players. This is different from equity-club communities like Deering Bay.
Buyer profile: golfers who want direct proximity to championship-caliber courses, corporate executives working in the Doral corporate corridor (Carnival, Univision, Telemundo, MIA-adjacent employers), and international buyers seeking recognized-brand residential real estate.
Other Doral Golf Communities
Beyond Trump National, Doral has golf-adjacent single-family inventory in several established communities:
Doral Estates is a gated community with larger lots and mature landscaping, positioned near the Doral Golf Course area. Homes here range approximately $1.2M to $3.5M depending on lot size and updates. Buyers are attracted by the gated privacy plus proximity to Trump National's dining and amenities.
Doral Isles subdivisions (Cayman, North, St. Croix, Martinique, Antilles) are gated waterfront-facing communities with lake-view single-family homes. Not directly on a golf course but within short driving distance of Trump National for members and public players.
Doral Park Country Club Villas is a smaller residential enclave associated with a golf-course community in Doral, offering townhome-style luxury at a lower price point than the estate communities.
Coral Gables Golf Communities
Coral Gables has a historic golf tradition anchored by the Biltmore Hotel golf course and the Riviera Country Club.
The Biltmore Golf Course at the Biltmore Hotel is a Donald Ross-designed course opened in 1925 and integrated into the historic fabric of Coral Gables. Homes in the Biltmore Section and adjacent Coral Gables Country Club sections are historic Mediterranean Revival estates on tree-lined streets. Pricing ranges from approximately $2.5M for smaller Country Club Section homes to $10M+ for larger estates in Coral Gables Sec E and Sec B fronting the course.
Riviera Country Club is a private equity club in Coral Gables Riviera (ZIP 33146). Membership is required for course access and is a separate transaction from home ownership. Homes in the Coral Gables Riviera Sec sub-neighborhoods (7 closed sales in Q2 2026 at $3.7M median for the Coral Gables Riviera Sec) are golf-adjacent with membership commonly held by residents.
Pinecrest and Deering Bay
Deering Bay Yacht & Country Club in Pinecrest (ZIP 33156) is one of Miami-Dade's most distinctive golf communities because it combines golf with deep-water yacht access. The Arnold Palmer-designed course wraps around the residential enclave, and the marina offers direct-bay dockage. Homes are a mix of single-family estates, villas, and condos. Pricing ranges from approximately $1.5M for smaller condos to $8M+ for estate homes with golf-and-water frontage.
Deering Bay operates as an equity club: membership is a separate transaction from home ownership. The community is gated with 24-hour security.
Other Pinecrest golf-adjacent areas include neighborhoods around the perimeter of golf courses in the ZIP 33156 area, including Rock Lake and Continental Homes sub-neighborhoods.
Miami Beach Private Golf Clubs
Miami Beach has two of the most exclusive private golf clubs in the country:
La Gorce Country Club on La Gorce Island in Miami Beach is a private members-only equity club with a historic 18-hole course opened in 1927. Residential homes around and near the course are among the most expensive in Miami Beach outside the barrier islands. La Gorce Island is gated with 24-hour security.
Indian Creek Country Club on Indian Creek Village island is arguably the most exclusive golf club in the United States. The private incorporated village of Indian Creek has fewer than 40 residences, its own police force, and one guarded entry point. Home sales here routinely exceed $30M and reach $100M+. Club membership is invitation-based.
Miami Beach Golf Club is a public-access course near the center of Miami Beach, less residential-focused but a factor for buyers who want municipal course access.
Other Miami-Dade Golf-Adjacent Neighborhoods
Miami Shores Country Club in the Miami Shores Village serves the mid-market single-family neighborhoods along Biscayne Bay. Homes in the Country Club Estates sections of Miami Shores (some fall into ZIP 33166) are historic single-family estates. Q2 2026 data showed 6 sales in Country Club Estates Sec at $1,150,000 median.
Crandon Golf at Key Biscayne is a public-access course on Key Biscayne island. Homes in Key Biscayne trade separately and command premium for barrier-island residential character, though most are not directly on the course.
Country Club of Miami in the Hialeah area offers a more accessible entry point but is not typically part of the ultra-luxury conversation.
Membership Access and Home Purchase
Understanding the membership model is essential before purchasing a golf-course home in Miami-Dade. Three general models apply:
Equity clubs require members to purchase an equity membership as a separate transaction from home ownership. Riviera Country Club, La Gorce Country Club, Deering Bay Yacht & Country Club, and Indian Creek Country Club operate on equity or semi-equity models. Membership costs range widely, from tens of thousands to several hundred thousand dollars depending on the club, plus ongoing dues.
Resort-model communities allow public and hotel-guest play alongside member play. Trump National Doral operates a resort model with residential membership options for regular players but no requirement for homeowners to hold membership for occasional play through the resort.
Public-access golf is available at Biltmore Golf Course (though the Biltmore Hotel has its own membership program), Miami Beach Golf Club, and Crandon Golf at Key Biscayne. Homes near these courses do not require membership at all.
Practical implication: Before making an offer on a golf-course home, confirm exactly which model applies, what membership costs are (initiation plus dues), whether there is a waitlist, and whether membership transfers with the home or must be applied for separately.
Pricing Overview by Community
General 2026 market pricing ranges for luxury golf-course residential inventory:
- Trump National Doral estates: approximately $1.5M to $10M+ depending on lot size, course frontage, and updates
- Doral Estates and Doral golf-adjacent: approximately $1.2M to $3.5M
- Coral Gables Country Club and Biltmore Section: approximately $2.5M to $10M+
- Coral Gables Riviera (near Riviera CC): approximately $1.5M to $5M+
- Deering Bay Yacht & Country Club: approximately $1.5M to $8M+
- La Gorce Country Club and La Gorce Island: approximately $5M to $30M+
- Indian Creek Country Club and Village: approximately $30M to $100M+
- Miami Shores Country Club area: approximately $900K to $3M
These are broad market-observation ranges. Actual pricing for a specific address depends on the home's condition, course frontage, view direction, and current inventory conditions.
How to Choose a Golf-Course Home in Miami
A five-step framework I walk through with buyers considering golf-course purchases:
-
Confirm the membership model before you tour homes. Ask specifically: equity, resort-model, or public? What is initiation cost? What are annual dues? Is there a waitlist? Does the home transfer include a membership or does the new owner apply separately?
-
Identify course frontage type. Direct fairway view, green-side view, tee-box view, and back-away-from-course all trade at different values. Understand which the home has and how it compares to recent sales in the same community.
-
Model the total carrying cost, including club dues. A $3M home with $50K annual dues has a very different economic profile from a $3M home without membership requirement. Include club dues, annual assessments, HOA fees, and typical initiation-amortization in your purchase math.
-
Evaluate resale beyond golfers. Roughly 90% of your future buyer pool will not be avid golfers. Does the community also work for someone who values gated privacy, mature landscaping, walkability, or school access? Homes that only appeal to golfers face narrower resale.
-
Tour during a member event and a regular weekday. The community feel changes significantly between tournament weekends, member-only events, and regular play days. If possible, see both.
