Owning in Miami Beach, using it when you are here, and renting it when you are away: that is the idea behind 7200 Collins. I am Elizabeth Costa, Real Estate Agent with The Keyes Company. I work with buyers as their agent, not as the developer's sales team. Here is what is confirmed about the building and what to check before you sign. Elizabeth's Take
Most buyers who ask me about Miami Beach want the same thing: a place to enjoy when they are here and an income when they are not. Many condo buildings limit or prohibit short stays, so a building designed for rentals from day one is the exception. Before any deposit, I read the rental section of the condo documents with my buyer, line by line, and we price the monthly costs without counting on rental income.
What Do You Need to Rent Short-Term in Miami Beach?
A building that allows short stays is step one. 7200 Collins was planned for it, with linen chutes, housekeeping closets, and a service elevator. To operate a short-term rental in Miami Beach, the city also requires, among other items (City of Miami Beach):
- An approved Certificate of Use and a Business Tax Receipt from the city.
- A letter from the condominium association, dated within 60 days, confirming your unit can be rented short-term.
- A Miami Beach resort tax registration.
- A state license; see the Florida DBPR vacation rental guide.
- A signed acknowledgment that short-term rental use can cost you the homestead exemption. My homestead and portability guide explains it.
Rental income is not guaranteed. Occupancy and nightly rates depend on the season, the management you choose, and association costs, so ask for real numbers before you decide.

How to Buy at 7200 Collins: Step by Step
- Confirm availability. With most units under contract, ask for the current list of available residences, floor, view, and price.
- Read the rental rules in writing. Find the short-term rental section in the condominium documents: minimum stay, registration, fees, and any building rental program.
- Review the deposit schedule and escrow. Ask how much is due at signing and later, and how deposits are held under Florida law.
- Use your 15-day review period. In Florida, a buyer can cancel a developer contract within 15 days after signing and receiving the condo documents.
- Estimate your monthly costs. Association fee by unit type, property taxes, insurance, and rental management. Talk to a lender of your choice if you plan to finance.
- Plan the city and state licenses. Certificate of Use, Business Tax Receipt, resort tax registration, and the state vacation rental license.
- Plan your closing. Closing is expected when the building is completed, targeted for late 2027. Budget for buyer closing costs.
Read the Florida condo disclosure law (Fla. Stat. 718.503) and the deposit rules (Fla. Stat. 718.202). The contract must state that oral representations do not replace the developer's written documents. Then review my buyer closing costs guide, my condo buyer guide to milestone inspections and SIRS, and my guide for international buyers.
