What should I check before buying a condo in Doral, FL?
Before buying a Doral condo in a building of three or more stories, review the milestone inspection summary, the structural integrity reserve study (SIRS), the budget, and any special assessments. Florida requires a milestone inspection at 30 years and every 10 years after, and a SIRS every 10 years. On a resale, you have 7 days after receiving the association documents to cancel.


Condo buyers in Doral used to ask me about the view, the parking, and the pool. Today the first questions are about the building: when was the last inspection, how healthy are the reserves, and is a special assessment coming? Florida's condo safety laws changed what a smart condo purchase looks like.

This guide explains the milestone inspection, the structural integrity reserve study, and Doral's own recertification program in plain language, with official sources and real MLS data from Doral condos. What Doral Condos Look Like by Building Age

I grouped 365 Doral condo records from my Miami-Dade MLS export (active listings, pending sales, and closings from June 26 to September 24, 2026) by the year each building was completed. Buildings from 1996 or earlier are the ones already at or past the 30-year milestone.

How to read this: older buildings list for less and carry lower monthly fees, but that lower fee can mean less has been set aside for major repairs. Newer buildings in communities like Midtown Doral and Downtown Doral cost more per square foot and carry higher fees, and they are still many years away from their first milestone inspection. Milestone Inspections and Doral Recertification

According to the Florida Department of Business and Professional Regulation, every residential condominium building of three or more habitable stories needs a milestone inspection at 30 years of age, or 25 years if locally mandated, and every 10 years after. After receiving the report, the association must distribute a summary to owners within 45 days and begin any required repairs within 365 days.

Doral adds its own layer. The City of Doral Building Recertification Program, part of a Miami-Dade framework that dates to 1975, requires most buildings other than single-family homes and duplexes to recertify. Buildings completed in 1993 or later recertify at 30 years and every 10 years after. Buildings from 1983 to 1992 had a December 31, 2024 deadline. See also Miami-Dade County Recertification.

What it means for you: if you are looking at an established condo building, such as those inside Doral Park Country Club, ask for the latest milestone summary and recertification status before you offer. If Phase 2 found problems, ask how the repairs are being paid for.


The Structural Integrity Reserve Study (SIRS)

A SIRS estimates the remaining life and replacement cost of a building's most important components and tells the association how much to save each year. DBPR states it covers the roof, structural systems, fireproofing, plumbing, electrical, waterproofing, windows and doors, and other items over $25,000 that affect structural integrity. It must be done every 10 years by a licensed engineer, architect, or qualified reserve specialist.

A SIRS shows whether the fee you pay today is realistic. When reserves are underfunded, the gap is usually closed through higher monthly fees or a special assessment. Read the study together with the current budget, and ask the association whether any assessment has been discussed or approved.

Condos inside larger communities, like the buildings in Doral Isles and Islands at Doral, may also pay a master association. Budget for both.


Your Rights as a Resale Buyer

Under Florida Statute 718.503, a seller of a resale condo must provide, at the seller's expense, the declaration, articles of incorporation, bylaws and rules, the annual financial statement and budget, the milestone inspection summary if applicable, the most recent SIRS, and a frequently asked questions document.

If you receive those documents after signing, the contract is voidable by written notice within 7 days, excluding weekends and holidays. You can also extend closing by up to 7 days after receiving them. The right ends at closing, so read everything as soon as it arrives.

  1. Confirm the building's year of completion and number of stories.
  2. Request the milestone inspection summary and Doral recertification status.
  3. Read the latest SIRS and compare it with the current budget and reserves.
  4. Ask in writing about current or planned special assessments.
  5. Review the master insurance policy and what your own HO-6 policy must cover.
  6. Check rental, pet, and parking rules before you commit.
  7. Track your 7-day review window after the documents arrive.
