Which Coral Gables section has the larger lots?
The Country Club Section and the Riviera Section. In my Miami-Dade MLS sample of 86 single-family homes (July 13 to October 9, 2026), the median lot was 10,100 sq ft in the Country Club Section, 9,230 sq ft in the Riviera Section, and 5,250 sq ft in the Granada Section. The Riviera had the most lots of 10,000 sq ft or more (17), while the Country Club Section had the highest share (52%) at a lower price per lot square foot.

Coral Gables Sections Ranked by Lot Size

  1. Country Club Section: median lot 10,100 sq ft. 11 of 21 homes sat on 10,000 sq ft or more, the highest share of the three, and land was priced at a median of $270 per lot sq ft. See Coral Gables Country Club homes for sale.
  2. Riviera Section: median lot 9,230 sq ft. The most large lots by count (17 of 37 at 10,000 sq ft or more) and the largest lot in the sample (20,050 sq ft), but also the highest price per lot sq ft ($322). See Coral Gables Riviera homes for sale.
  3. Granada Section: median lot 5,250 sq ft. 19 of 27 homes were on 6,000 sq ft or less. Only 2 lots reached 10,000 sq ft. See Coral Gables Granada homes for sale.

Lot size is one of the first filters buyers set in Coral Gables, because it decides room for a pool, an addition, or a garden. The Riviera, Granada, and Country Club sections have the most single-family inventory in the city, and their lots are very different.

I am Elizabeth Costa, a Realtor with The Keyes Company. I pulled every single-family home in these three sections from the Miami-Dade MLS and compared lot sizes, price per lot square foot, and the homes on them. For the whole city, see my Coral Gables homes for sale page.

Note: samples are small (21 to 37 homes per section), so treat these as a snapshot of current inventory, not a survey of every lot in each section.

Which Section Gives the Most Lot for the Price?

Dividing each price by its lot size shows what the land is costing you:

  • Granada Section: $260 per lot sq ft. The lowest rate, but on the smallest lots, so the total price is lower too (median $1,424,500).
  • Country Club Section: $270 per lot sq ft. Nearly the same rate as Granada on lots about twice as large. Of the three, it offered the most land for the money in this sample.
  • Riviera Section: $322 per lot sq ft. The highest rate, with larger homes (median 2,348 sq ft) and the most pools (22 of 37).

More than half of Coral Gables area single-family buyers paid cash in August 2026 (57%, from my Miami-Dade MLS market report), which affects how a financed offer competes on a large lot. My Coral Gables cash buyers guide explains what that means for you, whether you are buying or selling.

What to Know About Each Section

Country Club Section

Homes in ZIP codes 33134 and 33146, with a median year built of 1953. Lot sizes vary a lot: about half the homes were on 10,000 sq ft or more, and a few were on 6,000 sq ft or less. The 6 closed sales had smaller lots (median 6,375 sq ft) than the active and pending listings (median 10,450 sq ft), so check each street. Browse Country Club Section homes.

Riviera Section

All homes in ZIP 33146, with a median year built of 1955 and a mix of Mediterranean and mid-century homes. The section had the largest lot in the sample and the most homes on 10,000 sq ft or more. Large Riviera lots ranged from $2,140,000 to $8,500,000. Browse Riviera Section homes.

Granada Section

All homes in ZIP 33134, with the oldest homes of the three (median year built 1941). Most lots are 5,000 to 6,300 sq ft. The section borders the city-operated Granada Golf Course. It had the lowest median price of the three, with a smaller yard as the trade-off. Browse Granada Section homes.

How to Check a Lot Before You Offer

  1. Confirm the lot size and folio on the Miami-Dade Property Appraiser site. MLS figures come from the listing and can differ from public records.
  2. Get a survey to see setbacks, easements, and where a pool or addition could go.
  3. Ask the City of Coral Gables what is allowed before you plan work. New homes, additions, and many exterior changes go through the Board of Architects.
  4. Check the flood zone on the FEMA Flood Map Service Center and get an insurance quote early.
  5. Compare price per lot square foot with recent sales on the same street, not just the section.

For the rest of the process, see my buyer's guide and my guide to buyer closing costs in Miami-Dade.

For Sellers With a Larger Lot

A 10,000 sq ft lot in the Granada Section is rare in this sample (2 of 27), and in the Riviera or Country Club sections it sits near the middle of the market. Price against lots of similar size on your street and in your section. Request a free home valuation with comparables that account for lot size.

Methodology

  • Source: Miami-Dade MLS exports of single-family homes with Coral Gables in the city field: closings from July 13 to October 9, 2026, plus active and pending listings at the time of export.
  • Sections: assigned by the MLS subdivision name. Riviera includes records listed as Coral Gables Riviera Sec and its abbreviations; Country Club includes Coral Gables Country Club Sec and its abbreviations; Granada includes Coral Gables Granada Sec.
  • Lot size: the lot square footage reported in the MLS. One Granada listing had no lot size and is excluded from the lot figures.
  • Price per lot sq ft: sale price (closed) or list price (active and pending) divided by lot size, median per section.
  • Cleanup: checked for duplicate MLS records; none were found.
