How many Coral Gables buyers pay cash?
More than half. In my Miami-Dade MLS report for the Coral Gables area (ZIPs 33134, 33146, 33156, and 33133), 57% of single-family closings in August 2026 were all-cash, and 51% over the 90 days to September 2. That is about twice the 24.2% cash share for Miami single-family sales reported by Miami Realtors for August 2026, and well above the 28.8% U.S. share reported by Redfin.


When I list a home in Coral Gables, the first question I ask about every offer is not the price. It is how the buyer is paying. In most of Miami-Dade, a mortgage is the norm. In Coral Gables, it is not.

How to read this: Coral Gables area single-family buyers pay cash at roughly twice the rate of Miami single-family buyers as a whole, and their cash share is close to that of Miami condo buyers, a segment known for investors and second-home owners. Each source measures a different area and period, so compare the direction, not the decimals. My area figures cover four ZIP codes that include parts of Pinecrest and Coconut Grove, which I break out on my Pinecrest and Coconut Grove pages.


Why So Many Coral Gables Buyers Pay Cash

  • Price point. The median single-family sale in my August report was $2,312,500. Above jumbo loan levels, many buyers choose to pay cash rather than take a large loan.
  • Mortgage rates. Freddie Mac reports the 30-year fixed rate averaged 7.40% as of October 8, 2026, up from 6.30% a year earlier. Buyers with the funds have less reason to borrow.
  • International and move-up buyers. Buyers selling a home elsewhere or moving money from abroad often close in cash. See my guide to selling to international and cash buyers.
  • Low inventory. My August report showed 2.2 months of inventory, a seller's market where a clean, fast offer stands out.

What It Means for Sellers

If you sell in Coral Gables, your buyer is about as likely to pay cash as to finance. That changes how you compare offers:

  1. Ask for proof of funds with every cash offer, such as a recent bank or brokerage statement.
  2. Compare the net, not only the price. A slightly lower cash offer with no financing or appraisal contingency can be worth more than a higher financed one.
  3. Look at the timeline. Cash closings depend on title and association approvals, not a lender, so they can often close faster.
  4. Price correctly from day one. My August report showed a median sale-to-list ratio of 95%, so buyers are paying close to asking for homes that are priced right.

How Financed Buyers Can Compete

Buying with a mortgage in Coral Gables is common, and you can still win. These steps make a financed offer look closer to cash:

  1. Get fully underwritten, not just prequalified, before you tour.
  2. Increase your earnest money deposit to show commitment.
  3. Keep the inspection period short and focused.
  4. Plan for an appraisal gap: decide in advance how much of a low appraisal you could cover.
  5. Ask your lender for a closing timeline you can put in writing.
