What Is Modern Doral?

Modern Doral is the development name of Terra's gated community within the Doral Commons Residential subdivision in Doral, Florida (ZIP 33178). According to Builder magazine, it has 319 single-family homes in three subdivisions, with homes of about 3,100 to 4,500 sq ft and four to six bedrooms, and each subdivision has its own clubhouse with a fitness center, pool, and spa. Which Modern Is the Largest, and Which Costs Least?

  1. Modern 75: the largest homes (median 4,628 sq ft) and lots, the highest prices (median $2,352,500), the highest HOA (about $1,050), and the only lakefront homes in the sample (5 of 10).

Elizabeth's Take

Here is what most buyers miss when they compare the three Moderns: they compare square feet, but they live in monthly costs. When I tour Modern 45, 60, and 75 back to back with a client, I put the HOA, the tax bill, and the insurance quote right next to the price. Nine times out of ten, the right choice is obvious in five minutes. Bigger is not always better. The right home is the one you will still be happy paying for in year three.

Which Modern Fits My Budget and Needs?

  • Under about $1.7 million: most Modern 45 listings and the lower end of Modern 60.
  • More space for the price: Modern 60 had the lowest price per sq ft ($451) and the lowest HOA in this sample.
  • Lakefront or the largest floor plans: Modern 75, from about $2 million.
  • A private pool: 21 of 31 listings had one, across all three subdivisions.

What Should I Check Before Buying?

  1. Confirm which Modern subdivision and association the home belongs to, since fees and rules differ.
  2. Review the HOA budget, what the fee covers, and the clubhouse rules.
  3. For lakefront homes in Modern 75, check the flood zone and who maintains the lake bank. See my Doral lakefront ranking.
  4. Check the tax bill for a CDD assessment and the remaining term.
  5. Compare recent sales in the same Modern subdivision, not all of Doral Commons.

Methodology

  • Total homes: Builder magazine, August 31, 2017.
  • MLS sample: 31 single-family listings recorded as Doral Commons Residential or Modern Doral: closings June 26 to October 7, 2026, plus active and pending listings at export.
  • Subdivision assignment: the MLS usually records all three as Doral Commons Residential, so each home was assigned to Modern 45, 60, or 75 by its street location, checked against the development name in Miami-Dade County tax records (for example, NW 97th and 98th for Modern 45, NW 99th to 101st for Modern 60, and NW 102nd and 103rd for Modern 75). Confirm any specific home with the association.
  • Samples are small (9 to 12 listings per subdivision), so treat figures as a snapshot.
