What Does the Same Lot Size Cost in Each?
Compare homes on similar lots and the gap is clear: in every lot size where both have sales, Pinecrest sold for about half as much or less.
| Lot size | Pinecrest sold | Pinecrest median price | Pinecrest $ per lot sq ft | Coral Gables sold | Coral Gables median price | Coral Gables $ per lot sq ft |
|---|---|---|---|---|---|---|
| Under 7,500 sq ft | 0 | n/a | n/a | 155 | $1,300,000 | $238 |
| 7,500 sq ft to 1/4 acre | 2 | Small sample | Small sample | 91 | $2,300,000 | $245 |

| 1 acre or more | 28 | $5,125,000 | $103 | 12 | $10,600,000 | $201 |
Coral Gables sales on half-acre and larger lots include many waterfront estates, which raises those medians. Pinecrest has almost no lots under a quarter acre.
What Does $850,000 to $2 Million Buy in Pinecrest vs. Coral Gables?
In the range where many buyers start, Pinecrest delivered about two and a half times the lot and more living space, and most of those homes had a pool:
| Sale price | Pinecrest sold | Pinecrest median lot | Pinecrest median living area | Pinecrest with pool | Coral Gables sold | Coral Gables median lot | Coral Gables median living area | Coral Gables with pool |
|---|---|---|---|---|---|---|---|---|

| Over $4M | 70 | 38,768 sq ft | 6,562 sq ft | 99% | 90 | 20,050 sq ft | 5,212 sq ft | 97% |
Median sale price in the $850,000 to $2 million band: Pinecrest $1,600,000, Coral Gables $1,370,000. Median year built in that band: Pinecrest 1960, Coral Gables 1953. Median days on market: 33 and 37.
Elizabeth's Take
Buyers often come to me set on Coral Gables and asking for a big yard and a pool under $2 million. I put both columns of this data in front of them before we tour. In Coral Gables, that budget usually buys the address and the architecture; in Pinecrest, it usually buys the land. Neither choice is wrong, but knowing which one you are paying for saves weeks of showings.

Is the Price Gap Between Pinecrest and Coral Gables Changing?
Comparing the first and second halves of the period, Coral Gables prices per lot square foot rose faster, so the gap widened. Pinecrest homes also started selling faster.

Source: Miami-Dade MLS closings by half. This is not a year-over-year comparison: medians can shift with the season and with the mix of homes that sold. Active listings in early November 2026: 112 in Pinecrest (median list price $6,100,000, median lot 34,848 sq ft) and 132 in Coral Gables ($3,200,000, 11,000 sq ft).
Why Does Coral Gables Cost More per Square Foot of Lot?
- Smaller lots: 64% of Coral Gables sales were on less than a quarter acre, while Pinecrest's market is built almost entirely on larger lots, so the same budget spreads over less land.
- Older homes: the median Coral Gables sale was built in 1957, versus 1968 in Pinecrest, and many Gables buyers pay for location and historic architecture more than for land.
- More waterfront at the top: 42% of Coral Gables sales over $4 million were on the water, versus 6% in Pinecrest.
- Different design rules: new homes, additions, and pools in Coral Gables go through the Board of Architects, so plan any project with the city's standards in mind. Pinecrest has its own village building and zoning rules.

How to Compare Pinecrest and Coral Gables: Step by Step
- Decide what the lot is for. Pool, yard, room to add on, privacy, or a future rebuild. That tells you the minimum lot size to search.
- Compare by price per lot square foot and per living square foot. A larger lot can hide a smaller or older house. Look at both numbers for every home.
- Check the survey and setbacks. The lot's usable area depends on setbacks, easements, and the house footprint, not just the total square footage.
- Review the local rules for your plans. Coral Gables reviews new homes, additions, and pools through its Board of Architects. In Pinecrest, check the Village's building and zoning rules before planning work.
- Check the flood zone and elevation. Look up each address on the FEMA Flood Map Service Center and get an insurance quote early, especially for waterfront homes.
- Budget the property tax after reassessment. Both medians were above $16,000 a year, and a buyer's bill usually resets higher after purchase.
- Get preapproved and sign your buyer agreement. Talk to a lender of your choice, or prepare proof of funds, since 55% of sales in both markets were cash. Sign a written buyer agreement before touring.
